In Quebec, a condominium syndicate is a non-profit legal person. As such, it must file a federal income tax return (T2) and the Quebec CO-17.SP return every year, even though it generally has no tax to pay. Many boards of directors are unaware of this: failing to file these returns exposes the syndicate to fines and penalties.
Bill 16 also strengthens syndicates' obligations regarding building management: contingency fund study, maintenance logbook and sound financial management.
